Amadeo II construction update: installation, facade and glazings

Work on Amadeo II is moving along toward completion. Electrical, water and canalization installation is finished. The work on the underfloor heating is about to start. Windows are all installed and glazings are being placed with DUCO elements. On the external part of the building, the main work was to make the perlite facade. Now, we started facade color using the complete Ceresit system from Henkel.

After a week delay because of constant rain, the work on the roof cover restarted. Amadeo II roof will be finished next week. The installation of the Monarperm 500 breather membrane has been completed and installation of Decra-Octava roof tiles is ongoing. Work on the interior walls continues and we started to install windows.

We started the work on the roof of Amadeo II. We first put up the concrete and wooden supportive structure before the work of the cover can start. In the meantime, electrical installation has been continuing and is now almost complete. We also work on the malter on the interior walls and we received a shipment of cork that will be used for sound insulation of the separative walls.

We almost completed the installation of Schiedel chimney and ventilation elements in Amadeo II. Depending on the configuration of the apartments, they can be integrated in partition walls or be placed independently. That allowed us to finish all partition walls. Electric installation also started in the 2 first floors.
Beodom director will speak during the SEEBBE 2010 conference

Milena Gojković-Mestre, director of Beodom, will speak about Beodom experience during the first panel of the conference on energy efficiency, organized during the Sajam "Građevinarstvo 2010". The conference is organized as a side event of the large construction fair from 13 to 17 april 2010 in the conference room Hall 4.
Raising walls of Amadeo II with Klimabloc

We finished the 2nd floor slab on one side of Amadeo II. We are now building the last floor continuing with Klimabloc 38 and Klimabloc 25 from Zorka Opeka. In a matter of few weeks, we should start the work on the roof. We also started to work on the interior walls on the ground floor with Klimabloc 12.
Amadeo is featured in the European Carbon Atlas from COST

The project Amadeo, 1st low-energy residential building in Serbia has been featured in the European Carbon Atlas published by the intergovernmental framework for European Cooperation in Science and Technology (COST). This report investigates, throught examples in all European countries, how carbon reductions can be achieved in urban built environment.
Amadeo II 1st floor slab and installation of AVI Thermokorb

This year winter was particularly harsh in Belgrade and we, like many others, had to stop the construction for a month. With the good days back, we were able to finish the 1st floor slab of Amadeo II. This floor had 2 balconies which had to be treated not to have thermal bridges. This time we used AVI Thermokorb, a load bearing thermal break from Austria.

You can now see Amadeo from Google Earth. Because the satellite imagery for Belgrade, available through Google Earth and Google Maps, is from July 2009, Amadeo is visible. Now, we submitted pictures of the building to Panoramio and they started showing directly in Google Earth.
Beodom launches a complete service for legalization!

External walls of Amadeo II ground floor with Klimabloc

Despite the festivities and the cold and snowy days, Amadeo II progressed remarquably during the past month. The external walls of the ground floor have been raised completely and the first floor slab has been done on one side. The other will follow in the coming days. Zorka Opeka Klimabloc are excellent blocs and the work goes really well.
Beodom obtained the usage permit for Amadeo

Beodom finally obtained the usage permit for Amadeo. The usage permit for a finished building certifies that the building has been technically accepted and built according to the project. This is an essential step that allows Beodom and then buyers to legally register on each apartment of Amadeo.

Underground parking of Amadeo II is finished

We finished the second ground floor of the underground parking of Amadeo II. We also did the hydro-insulation of the walls. We are now actively working to finish the surrounding walls, the ramps and the water and canalization revision access before winter. We also got the first batch of Zorka Opeka KLIMABLOC. We will soon starts the walls of the building.

We just finished the first ground floor of Amadeo II. That is the last part of the underground parking work for this side. We are now set to start building external walls with Klimabloc. In the same time, we also finished the underground parking walls of the other side of Amadeo II. The second ground floor will soon follow.

We progressed on the second part of Amadeo II (A3). The base slab of A3 is supported on one side by the connective wall of A4. The weather allowed us to escape from the muddy ground. From the ground, work goes in several layers : drainage, footer slab, hydro-insulation, protective slab, reinforcement and finally concrete of the base slab. We will now be able to progress A3 and A4 in parallel.

We finished the underground parking walls of the first part of Amadeo II. The work was done in stages, casting one part of the walls, pouring concrete, removing the cast and continuing to the next section. Work is now progressing on the cast of the armed concrete slab above the parking walls and on the preparation of the ground of the other part of Amadeo II.

The armed concrete base slab of Amadeo II is where the underground parking and the building above will stand. It is made based on the calculations of static forces that apply on the slab. Reinforcement is placed according to those calculations. The installation of the reinforcement is by far the most laborious part.
Installation of the waterproofing layer on Amadeo II footer slab

During the past weekend, we completed the installation of the waterproofing layer on the footer slab of Amadeo II. The hydro-insulation of the foundations is essential to ensure the integrity of the underground parking. We did 2 layers crossed at 90 degres to get a perfectly secure result.

Good weather allowed us to progress on the underground part of the construction of Amadeo II. After digging, we did the drainage layer, made of a layer of sand and a layer of stones. The exact positioning of the object was marked by geometers and the footer slab, on which hydro-insulation will go, could be made.

After the completion of Amadeo, we are pleased to announce the start of Amadeo II construction. It is the second phase of this low-energy residential complex. The first step was to connect the 5 geothermal probes and to pass them below ground. Then, some more digging had to be done before to start the drainage layer. From there we will start the footer slab and raise the wall of the underground parking.

Amadeo has been completed last July and people have been moving in progressively. Some remaining finition work ouside and the installation of the geothermal system was performed in August. We will soon be able to put the geothermal pump in fonction. On their side, solar panels have provided sanitary hot water to people moved in all summer. Amadeo passed the regulatory technical inspection successfully and it is now being processed.

Lot of work has been done in Amadeo in the past month. Painting is done. Tiling has been completed in the bathrooms, stairs, balconies and terraces. Entrance doors of the building and the apartments have been installed together with the interior doors. Balcony fences and french balconies installation started. Underground parking's final screed has been done on one side. Not everything went as fast as planned but it's all coming nicely together now.

We opened the sale of apartments in Amadeo II as we will start building in the coming weeks. We decided to set an extremely attractive price for buying on plan. We are probably lower in price than any building in the area and the quality offered for the price is simply unbelieveable.
Amadeo construction update: tiling, electricity and facade

Tilers are progressing fast: almost all floor tiles have been put. At the same time, the installation of electric boards and outlets is being done in all apartments. Outside, the final layer of the facade has been put. Amadeo is getting its final look that is contrasting brown and white colors. The overall look of the building is beautiful and that is what good architecture is all about (thank you Studiodosi).
