Payment of the tax on the secondary network
Depending of the location of the object, the secondary network infrastructure (water, sewage, roads) might not be completely made. In that case, part of the tax on the secondary network is not paid at the moment of the legalization (45% for roads, 35% for sewage and 20% for water distribution). A contract, between the person legalizing the object and the Land Development Agency, will be made, so that the remaining part of the tax on the secondary network is paid at the moment the missing infrastructure is realized.
If investors or group of citizens realized part of the secondary network infrastructure by themselves and if they have a proof that that work was accepted for maintenance by the responsible public communal company, they can claim a rebate on the tax on the secondary network. Depending of the part of the infrastructure that they realized, the rebate can be up to : 45% for roads, 35% for sewage and 20% for water distribution.
For this reason, in the calculator, we also display in light brown color the legalization tax without the amount for the secondary network.
Finding out the construction zone in which the object is located
The easiest way to find out is to use the online map from the Land Development Public Agency.
- go to gisapl.beoland.com/direkcijaSpoljni/
- in the row of buttons at the bottom-right of the screen, Click "Slojevi" and check the box "Zone Grada Beograda" (see first screenshot below)
- locate your object on the map to see in which zone it is located.
